There is strong justification to amend the settlement boundary of Hoxne to include additional sites for possible development. If the settlement is reallocated as a ‘Core Village’ this should include formal identification of sites for housing development. We request that Land to the south of Nuttery Vale, Hoxne, Land to the west of Denham Low Road, Hoxne and the Land to the south of Cross Street Hoxne are reconsidered by the Councils for inclusion with the settlement boundary of Hoxne and/or formal allocation for housing development. This would overcome our objections to the Proposals Map for Hoxne.

We object to the Proposals Map for Hoxne as it does not provide sufficient opportunity for the settlement to grow and thrive, in accordance with NPPF (paragraph 77-78) which encourages LPAs to provide opportunities for the growth of rural settlements in support of
rural services.

In view of our objections that Hoxne has been allocated as a Hinterland settlement, we consider that there is strong justification to amend the settlement boundary of Hoxne to include additional sites for possible development. If the settlement is reallocated as a ‘Core
Village’ this should include formal identification of sites for housing development.

We note that in only two new sites in the area around Cross Street / Heckfield Green has been included
within the settlement boundary:
• The first is a small site to the north of the settlement boundary, east of Abby Hill. This was not included in the ‘Call for Sites’ and there is therefore no guarantee that the site is even available. It is not identified in either the SHLAA (2019) or the Call for Sites.
• The second site is site SS0728 (south of Denham Road).
Neither of the sites included within the development boundary have been confirmed as being constraint free and immediately available.

The sites which we consider should be re-evaluated for possible residential development alongside the site already identified by the Councils are:
• Site 1: Land to the south of Nuttery Vale, Hoxne
• Site 2: Land to the south of Cross Street, Hoxne
• Site 3: Land to the west of Denham Low Road, (also known locally as Clink Hill) Hoxne
