None of the sites proposed for allocation in Debenham (LA056, LA057, LA058) can deliver a sustainable form of development that positively meets the housing or infrastructure needs of the area. The draft JLP’s proposed allocation sites have not been properly tested nor evidence provided to support the fact that the site is actually deliverable. It is evident that the sites to the north of Gracechurch Street and north of Low Road (SHELAA Site Ref SS0267 and SS0642), Debenham offer the most appropriate, viable, achievable and comprehensive opportunity of delivering housing and infrastructure in Debenham. The potential of the sites as an alternative or in addition to the proposed allocations within the draft JLP must be duly consider.

The land to the north of Gracechurch Street (SHELAA Site Ref SS0267), Debenham provides a deliverable opportunity to assist with planning for the identified growth needed in the District in a sustainable location that would support the vitality of the existing village, which should be the intention of the current planning system.

The land to the north of Low Road, Debenham can appropriately accommodate development in a sensitive manner and will provide a suitable form of development, which is both deliverable and viable. It also remains to be considered that the benefits that would be gained through the comprehensive development are of significant weight, and enable the delivery of infrastructure identified to be required to support and sustain the growing local community going forward.
