Object to the exclusion of site SS0293. SHELAA concludes the site is unsuitable because of poor pedestrian access to core services and facilities. County Highway Authority raises no objection to the development of the site on access grounds due in part to the mitigation measures proposed to improve pedestrian connectivity. As a consequence it is clear that the site should not have been discounted. When set against the background that the spatial strategy identifies Boxford as a Core Village and there is a local housing need.

The Council’s Strategic Housing and Economic Land Availability Assessment (Site SS1128) concluded that there was ‘No possibility of creating suitable access of the site’; the access design document confirms that this is not the case.
