i) No planning application or justification for extension to current built up area boundary.
ii) There is a planning application for a major development outside the BUA which is awaiting decision and given its status should not be included in either numerical allocation or any enlargement of the BUA.
iii) No obvious acknowledgement to the planning impact of the Suffolk Coast and Heath’s AONB extension which will put the village within the AONB setting.

Puzzled as to what the extension of the Built Up Area to the north of the village can be; there is no planning application of any status. We believe any extension (apart from homes with granted status) is necessary nor desirable, as we can meet a fair housing allocation over the length of the plan with infill. Landscape Assessment report commissioned to show how limited development could be sensitively managed on northern boundary without BUA extension.

A policy should allocate land for the provision of playing fields at the school. Funding for expansion of school in Bentley should be included in the Plan.

Land south of Station Road and west of Bergholt Road is in a sustainable location for development that is well related to existing services and facilities in the village. The site is suitable for development, is available now and is achievable within 5 years. We therefore consider the site to be uniquely placed to meet Bentley’s housing requirement and that it should be allocated in the Local Plan accordingly.

Please see attached representations relating to the proposed allocation of a site at land west of Church Road, Bentley. CODE Development Planners consider that the site is deliverable, suitable, achievable and available and should be considered by Babergh and Mid Suffolk Councils for allocation within the Joint Local Plan (2018 – 2036).
